Decisions after sign-off
Changing a shutter finish in week five means re-cutting panels already made. Every change after sign-off is re-quoted with a time impact stated, and this is the single most common cause of a missed date.
Sixty days from design sign-off, and about three weeks before that to get to sign-off. Here is the whole programme, week by week, and the four things that actually cause delay.
A 3 BHK fit-out in Bengaluru takes about 60 working days from design sign-off to handover. The number people get wrong is what comes before that: two to three weeks of design, measurement and material selection, which is driven almost entirely by how quickly decisions get made. So from first meeting to moving in is realistically 11 to 13 weeks. Working days matter here. Most apartment associations permit weekday work only, so 60 working days is roughly 12 calendar weeks, not eight.
| Stage | Duration | What happens |
|---|---|---|
| Design and selection | 2–3 weeks | Site measure, layouts, 3D views, material and hardware selection, itemised quote |
| Sign-off | Drawings and quote frozen. The 60-day clock starts here | |
| Site prep and demolition | Days 1–7 | Protection, demolition, debris out, association formalities complete |
| Civil and plumbing first fix | Days 5–18 | Wall changes, concealed plumbing, waterproofing in wet areas |
| Electrical first fix | Days 12–24 | Conduit, boxes, new circuits, DB work |
| False ceiling | Days 20–32 | Framing, boarding, first coat |
| Factory production | Days 8–35 | Runs in parallel, cutting, edge banding, pre-assembly |
| Painting | Days 30–45 | Putty, primer, finish coats |
| Modular installation | Days 38–52 | Kitchen, wardrobes, storage, media and study units |
| Second fix and finishes | Days 48–56 | Switches, lights, sanitary fittings, mirrors, hardware |
| Snagging and handover | Days 56–60 | Documented pre-handover check, snags closed, clean, handover |
Factory production overlapping the site trades is what makes 60 days possible at all. A fully site-built home of the same scope runs closer to 90.

Weekday-only work, a 6pm cut-off and a booked service lift are all manageable when planned. Discovered in week one, they cost a week.
Plumbing in worse condition than it looked, damp that needs treating, an electrical load that will not carry air conditioning. This is why we survey before committing to a date.
A hob, a chimney or a sanitary set bought separately and delivered in week nine holds up second fix. If you are supplying items, we will give you the date they are needed by.
For a 2 BHK with a straightforward scope, yes. For a 3 BHK it means either reducing scope or accepting compression that raises the risk of snags. We would rather commit to 60 and hold it than promise 45 and miss.
If the delay is within our control we credit ₹1,000 for every day against the final invoice. If it is caused by a change you requested after sign-off, we re-quote the time before doing the work so nobody is surprised.
For a full 3 BHK fit-out, generally no. The wet trades, dust and the fact that every room is in use at some point make it impractical. Room-by-room phased work is possible and adds roughly three weeks.
At design sign-off, when drawings and quote are frozen and the advance is received. Not at first enquiry, because the design stage runs at the speed of your decisions rather than ours.
