Not every wall can move

In an apartment, shear walls and columns are structural and cannot be touched at any price. We identify load-bearing elements from the structural drawing before quoting — not after demolition has started.

Association approval comes first

Most Bengaluru developments require written permission for any wall change, often with a structural engineer's certificate. Starting without it risks a stop-work notice mid-project, which is the worst possible time.

Plaster needs curing time you cannot compress

New plaster needs 21 days before painting. Rushing it traps moisture and the paint fails within months. This is the most common source of pressure on a renovation timeline, and we will not shorten it.

Levels decide everything downstream

A floor out of level by 10mm means every door, skirting and modular unit fights it. Correcting levels at the civil stage costs a fraction of working around them later.

Wet-cured plaster, full duration

Cured properly for the full period. This is not a step we compress to hit a date.

Levels checked with a laser

Floor and wall levels recorded before and after, so the trades that follow are working to a known datum.

Survey and scope

Sequenced plan

Civil, plumbing, electrical, waterproofing, then finishes. Renovation goes wrong when trades overlap in the wrong order, and that order is not negotiable.

Execution

For any wall change, almost always yes, and often for plumbing changes too. We prepare the drawings and documentation for your management committee, but the approval itself is theirs to give.

21 days, and we do not shorten it. Painting over green plaster traps moisture, and the paint bubbles and stains within months. This is the most common reason renovation timelines get squeezed, and the one we push back on hardest.

For a single room, usually yes. For anything larger, it is genuinely unpleasant — the dust, noise and water shutoffs are significant. We will tell you honestly which category your project falls into.
