Laid cost includes adhesive or underlay, levelling and skirting. Vitrified tile material is bought separately, typically ₹45–₹150 per sq ft.
The substrate you cannot see does more than the material you can.

Demolition and disposal adds ₹35–₹55 per square foot. Laying over the existing floor avoids it, but raises the level 12–20mm and affects every door.
Large format over 600mm needs a flatter substrate, more labour and two people to place each tile. It costs meaningfully more to lay than standard format for the same material price.
This single number explains most of the price range within a material. A 3mm wood veneer can be sanded twice; a 0.6mm one cannot be sanded at all.
These are the things that make two quotes look different when the scope is identical.
For tile especially, keep them separate. Bundled quotes make it impossible to compare, and the margin usually hides in the material line.
Ask for the substrate to be checked before the quote, not after the old floor comes up. It is the most common mid-job cost increase.
Adds ₹60–₹180 per running foot depending on material. On a 2 BHK that is ₹15,000–₹35,000 that some quotes leave out.
For laminate ask the AC rating, for vinyl the wear layer in mils, for wood the veneer in mm. A quote without these numbers is not comparable to one with them.
Vitrified tile, at ₹85–₹180 per square foot laid plus ₹45–₹150 for the tile itself. It is also the longest lasting at 20–25 years, which makes it the best value per year of any option.
Vitrified tile or SPC luxury vinyl. Both handle water completely. Laminate should not go in a kitchen, and engineered wood is a risk not worth taking with a dishwasher nearby.
Laminate and vinyl float over a sound existing floor with no demolition. Tile can be overlaid too if the old floor is not hollow. You gain 12–20mm of height, so check the gap under your doors first.
It should, but often does not. Ask for the substrate to be checked before the quote is finalised. Discovering a floor needs levelling after the old one has come up is the most common mid-job cost increase.
Two to five days for laminate or vinyl in a full 2 BHK, five to twelve days for tile depending on whether the existing floor comes up, and four to eight days for engineered wood including acclimatisation.
