In the contractNot a slogan
Delay is the single most common complaint in this industry. A guarantee is only worth anything if the terms are published, so here they are.
After we measure your home, we commit to a handover date in writing, in your contract. If we miss it for reasons within our control, we credit you ₹1,000 for every day late against your final invoice. The date is set after the site measure, and the exclusions are defined in the contract rather than left vague.
Working days from design sign-off, confirmed after the site measure.
| Project | Committed handover | Daily credit if late |
|---|---|---|
| Modular kitchen | 22 working days | ₹1,000 |
| Wardrobes only | 14 working days | ₹1,000 |
| 1 BHK full home | 38 working days | ₹1,000 |
| 2 BHK full home | 45 working days | ₹1,000 |
| 3 BHK full home | 60 working days | ₹1,000 |
| 4 BHK full home | 70 working days | ₹1,000 |
| Villa or duplex | Quoted per project | ₹1,000 |
Set the daily credit before launch. A guarantee with an unstated remedy is not a guarantee — and this table is the page.
Published, because a guarantee whose limits you discover at claim time is worse than no guarantee at all.
We prepare and submit the paperwork, but the approval sits with your management committee or the authority. Where an approval delays us, the clock pauses for exactly that period — documented, not estimated.
Production cannot start until finishes are locked. You get a written decision deadline at sign-off. If a decision arrives a week late, the handover date moves by that week and no more.
Adding a wardrobe in week four is not a delay, it is a new item. The date is re-committed in writing when scope changes, so you always have a current guaranteed date.
Civic strikes, flooding, government restrictions. Defined in the contract by category rather than left as a general clause we could stretch.
Four steps, and the first one is why we can guarantee anything at all.
A date from a floor plan is a guess. We measure the shell, check the plumbing and electrical positions, and confirm what the association requires. Only then does a date go into the contract.
Committed handover date, the daily credit, and the defined exclusions — all in the contract you sign, before any payment towards production.
Photographs into a WhatsApp group every working day. If we are slipping, you will see it before we tell you, which is deliberate.
If we pass the date, the credit is applied to your final invoice. You do not have to ask, and you do not have to argue.
₹1,000 per day, credited against your final invoice, from the first day past the committed handover date. There is no cap negotiation at claim time — the figure is written into your contract before work starts.
After the site measure, never during the sales conversation. A date quoted from a floor plan is a guess, and guaranteeing a guess is how the industry got its reputation. We measure first, then commit in writing.
Delays caused by association approvals outside our control, client decisions arriving after the agreed deadline, scope added mid-project, and force majeure. Each exclusion is written into the contract with a definition, not left as a general escape clause.
It applies to any project where we have completed a site measure and issued a written handover date. Small standalone jobs under about ₹1 lakh are quoted with an indicative window instead, because a two-day job cannot carry a meaningful daily penalty.
You do not need to. If we pass the committed date, the credit appears on your final invoice automatically. If it does not, one email to the service desk settles it — the date is in your contract and so is the rate.
Book a site measure. The date comes after we have seen your home, which is the only way it means anything.
