Decide: overlay or remove

Overlaying saves demolition but raises the floor 12–20mm, which affects door clearance and every threshold. We measure the door gap before recommending it, because a door that no longer closes is an expensive surprise.

The old floor tells you about the slab

Hollow-sounding tiles mean the original adhesive failed. If we find that across a room, the substrate needs full preparation — patching over it just moves the problem.

Dust containment is the real work

Tile demolition in an occupied flat produces enormous dust. We seal the room with plastic, run the cutting outside or wet, and clean daily. This is what association complaints are usually about.

Bathrooms mean waterproofing again

Lifting a bathroom floor destroys whatever waterproofing was underneath. Retiling a bathroom without re-waterproofing is the single most expensive mistake in home renovation.

Over 3mm variation across 2 metres and the new floor will show every dip. Levelling compound costs a day; a bouncing floor costs the whole job.

Correct underlay for the material

Foam for laminate, cement adhesive for vitrified, and a moisture barrier on any ground floor. The wrong underlay is why floors creak and cup.

Expansion gap at every perimeter

Wood and vinyl move with Bengaluru's humidity swing. A floor laid tight to the wall will buckle in the first monsoon.

Set out from the sightline

Cut pieces go where nobody looks. A floor set out from the wrong edge puts a 40mm sliver right inside your doorway.

Tap across it. A hollow sound means the original adhesive has debonded. If that covers more than a small patch, overlaying will fail too and full removal is the honest answer.

Yes, always. Lifting the floor removes whatever membrane was there. Retiling a bathroom without re-waterproofing is the most expensive shortcut in renovation, because the damage shows up in the flat below.

A bedroom takes 3–4 days including levelling and curing. A bathroom takes 7–10 days because the waterproofing needs a ponding test before tiling. We sequence bathrooms one at a time so you always have one working.
