The short answer
Why this area quotes differently.
HRBR Layout and Kalyan Nagar are mostly independent floors on 30x40 and 40x60 plots rather than apartment complexes. That changes the job. On a floor you own the layout, so a kitchen that faces the wrong way can be turned, a wall can come down, and the wardrobe can run the length of the room instead of stopping at a module boundary. It also means no association rules, no service-lift booking, and no 6pm noise cut-off, but it does mean coordinating with whoever lives on the floor above. Whole-floor fit-outs here typically run ₹10 lakh to ₹25 lakh.

Rates are ₹600 to ₹1100 per square foot of carpet area, the same card used everywhere on this site. Duplex work moves toward the villa band because staircases, double-height walls and whole-house lighting are drawn rather than configured.

Shared water and drainage
Floors usually share a sump, an overhead tank and often a drainage stack. Anything that interrupts those is agreed with the other households first and done in one window, not three.

No association, but still neighbours
The absence of formal rules is not an absence of obligations. We agree working hours in writing with the owner and the upstairs household before the first day, and we keep to them.

About 60 days from design sign-off for a 30x40 floor and closer to 90 for a 40x60 or a duplex. If we miss the agreed date for reasons within our control, we credit ₹1,000 for every day late.
