How an Archree project runs.

A project runs in eight stages: first call, site measure, layout and 3D, quote and sign-off, factory production, site preparation, installation, and handover. You sign at four points — the design, the price, the pre-installation check and the final snag list. A 2 BHK takes about 60 days end to end, a 3 BHK about 75.

The first four stages: deciding what gets built.

This is where the money is decided. Changes here cost nothing.

First call, or the calculator

Fifteen minutes. Your home size, your scope, roughly your budget. We will tell you on this call if your budget and scope do not meet — that conversation is cheaper now than in week six.

Site measure

A designer measures your actual shell, not the builder drawing. Beam drops, plumbing positions, window reveals, floor level. Bengaluru builder shells routinely differ from the brochure, and everything downstream depends on this being right.

Layout and 3D

You see your home in 3D with your appliances and your furniture placed. We fix circulation first, storage second, finishes last — in that order, because reversing it produces homes that photograph well and live badly.

Quote and sign-off

An itemised quote naming carcass grade, hardware brand and edge banding. You sign the drawings and the price. Nothing is cut before this, and revisions up to this point are included.

From here the timeline is ours to hold, and the date is already committed.

Factory production

Panels CNC-cut to the measured drawing, edge-banded, pre-assembled and QC-checked before dispatch. Nothing is cut in your home, so there is no dust and no on-site improvisation.

Site preparation

Civil, plumbing, electrical and waterproofing, in that order. This is the stage that most often uncovers surprises, and the stage where curing time cannot be compressed no matter who asks.

Installation

Modular units go in, get levelled and aligned. Two to five days depending on scope. You get daily photographs whether or not you are in the city.

Handover

We walk the home with you and write a snag list. Everything on it is closed before we call the project finished. Your 10-year warranty starts at handover, not at payment.

Honestly

What actually causes delays.

In order of how often we see them. Two of the four are within your control, which is why we flag them on the first call.

Association approvals applied for late

Most Bengaluru developments need a work permit, a deposit and agreed working hours. We prepare the paperwork, but the approval sits with your management committee, and committees meet when they meet. We start this in week one.

Finish decisions arriving late

Production cannot start until the shutter finish, the countertop and the hardware are locked. A week of indecision here is a week on the end of the project. We give you a decision deadline, not a nudge.

Civil work uncovering something

Damp behind a kitchen wall, a floor further out of level than it looked, plumbing that is not where the drawing says. A survey catches most of it; occupied homes hide some of it until demolition.

Imported hardware lead times

Specific Blum and Hafele lines run six to eight weeks. If your timeline is tight we will tell you which items to avoid rather than let the schedule discover it.

Questions about how we work.

For a 2 BHK, about 60 days end to end: 15 days of design and 45 from sign-off to handover. A 3 BHK runs about 75 days total. Civil work adds two to three weeks that cannot be compressed, because plaster and waterproofing need curing time.

A booking amount to start design, the balance staged against production and installation milestones. Nothing goes to production until you have signed the drawings and the itemised price. We do not ask for the full amount upfront.

Before production, yes, at no cost. Once panels are cut, a change means remaking them, and you pay for the material. This is why we spend as long as we do at the 3D stage — that is the cheap place to change your mind.

In order: association approvals not applied for early enough, client decisions on finishes arriving late, civil work uncovering something the survey could not see, and material delays on imported hardware. The first two are the most common and both are avoidable.

No. Daily photographs go into a WhatsApp group, and your project manager calls at each stage. Several of our clients have been overseas for the entire build. You do need to be reachable for finish decisions.
