We execute to your drawings. We do not compete for your fee, we do not put our name in front of your client, and we carry the programme and the warranty.
The offer
What we do, and what we will not do.
We build interiors to drawings we did not produce. You keep the design relationship, the fee and the client; we take the joinery, the site trades, the programme and the snagging. We will not offer your client a design service, we will not present alternatives to your detail without asking you first, and we will not put our branding in a space you designed. In exchange we ask for drawings we can build from and one point of contact for decisions. Our factory partner CNC-cuts to our specification and under our quality control, which is why we can commit to a date at all.

A 10-year written warranty
On modular units, core materials and workmanship. It is issued to your client, not to you, so it does not sit on your practice.

Shop drawings before cutting
You approve our shop drawings against your details before anything is manufactured. Discrepancies get resolved on paper, which is the only place they are cheap.

A documented pre-handover check
Worked through room by room before handover, with the signed sheet handed to your client alongside the warranty.
How it runs
The working method.
We take drawings in whatever form you work in and produce shop drawings for every joinery item at 1:10, with material and hardware specification stated. You mark them up; we revise; nothing is manufactured until they are signed. On site we run one supervisor with a single number, and we do not take instructions from the client that change your design without routing them through you.
For pricing we quote by measure, running feet, square feet, point counts, so your client can audit it and so a scope change has an obvious price rather than a negotiation. GST at 18% is stated separately.

What we are set up for.
Whole-home fit-outs from apartments to villas, across Bengaluru. Modular joinery is our strongest capability, kitchens, wardrobes, storage, media and study units, and we carry the civil, electrical, plumbing, ceiling and painting trades that go around them. Rates sit at ₹600 to ₹1100 per square foot for apartment-standard work and ₹900 to ₹3000 for bespoke.

No. The client relationship is yours. We will not pitch design services, and if your client asks us for design input we will say that it goes through you.
Yes, for well-detailed sets. What we need is a decision-maker reachable when something on site does not match the drawing, which happens on every project regardless of how good the set is.
We quote by measure at the same rates either way, which is deliberate, a trade discount funded by a higher headline price helps nobody. What you get instead is the shop-drawing process and the programme commitment.
That is fine and common. We can take the modular package alone and coordinate with your other contractors, though the date commitment then depends on their programme as well as ours.
