What turnkey actually means.
Turnkey means one company signs for the whole job and hands you a finished home. Not a design fee plus a list of vendors you then manage yourself, the civil work, the electrical rerouting, the plumbing, the false ceiling, the modular units, the painting and the final clean are all inside one contract, at one price, against one date. In Bengaluru the word is used loosely: many firms sell factory-made furniture and call the rest "site coordination". The test is simple. Ask who signs the contract for the plumbing, and ask what happens if the plumber does not turn up.

What turnkey costs here.
A turnkey apartment fit-out in Bengaluru runs ₹600 to ₹1100 per square foot depending on finish level. Villas and bespoke work run ₹900 to ₹3000. Those are the rates every price on this site is built from, including the calculators.
For a whole home, that lands at ₹3.9 lakh for a 1 BHK through to ₹18 lakh and upward for a villa. GST at 18% sits on top and is shown separately on every quote, because a quote that buries it is a quote designed to be compared unfairly.

One date, with a penalty behind it
The handover date is set after the site survey. Miss it for reasons within our control and we credit you ₹1,000 for every day late against the final invoice.

The warranty covers modular units, core materials and workmanship. You call us, not the carpenter, not the factory, not the electrician.
Questions
Asked and answered.
Usually not, once you count everything. Splitting the job saves the coordination margin and costs you the coordination itself. You become the project manager, you absorb the gaps between trades, and you carry the risk when one blames another. Where turnkey genuinely costs more is on very small scopes, one room or one kitchen, where a single trade could have done it.
Appliances and loose furniture. Both are quoted separately and itemised so you can compare them or buy your own. We will still specify them and coordinate delivery, because a hob that arrives after the countertop is cut is a problem either way.
From design sign-off: about 45 days for a compact apartment, 60 for a typical 3 BHK, and 90 for a villa or a heavy renovation. The clock starts at sign-off rather than at enquiry, because the design stage depends on how quickly decisions get made.
Yes, and it changes the sequence rather than the scope. Occupied renovations are phased room by room, dust barriers go up, and the wet trades are grouped so you lose a bathroom once rather than three times.
