Villa interior cost in Bengaluru

Villas do not fit a BHK dropdown. Here is the cost model we actually use, the rate bands, what moves them, and a worked example you can put your own numbers into.

The short answer

The range, and why it is so wide.

Villa and duplex interiors in Bengaluru run ₹900 to ₹3000 per square foot, which puts most whole-villa projects between ₹18 lakh and ₹85 lakh. The spread is genuinely that wide because a villa is not a large flat. It has a staircase, double-height volumes, more wet areas, usually a garden or terrace edge, and far more of its cost in items that are drawn rather than configured. A 3,000 sq ft villa finished to the same standard as a 1,500 sq ft flat costs more than twice as much, not twice as much.

Add 18% to the total. Appliances and loose furniture sit outside it.

Worked example

A 3,200 sq ft duplex.

At the lower end of the villa band, ₹900 per square foot, a 3,200 sq ft duplex comes to about ₹28.8 lakh before GST, or roughly ₹34 lakh with it. That buys a complete home in good laminate and veneer, branded hardware throughout, a designed lighting plan, and joinery for every room including the staircase.

The same house at ₹1,800 per square foot is about ₹57.6 lakh before GST. The difference is not "better laminate": it is stone instead of tile, lacquer and book-matched veneer instead of laminate, imported hardware, and joinery detailed to the millimetre rather than assembled from module widths.

Both are real projects. Which one you are looking at is decided almost entirely by the material specification, which is why the honest first conversation is about materials rather than about a total.

Villa-specific

Five costs a flat never has.

01

The staircase

Treads, risers, railing and the wall beside it are drawn work with no standard module. On its own it can be ₹2 to ₹6 lakh.

02

Double-height walls

Anything above about 12 feet needs access equipment and a different fixing strategy. It changes the price of paint, panelling and lighting on that wall.

03

More wet areas

Four or five bathrooms plus a utility means more waterproofing, more BWP, and more of the programme spent on trades that cannot be rushed.

04

The outside edge

Terrace, balcony and garden-facing joinery meets weather. Material choices there are not the same as indoors, and getting it wrong is visible within two monsoons.

05

Longer programme

90 days from design sign-off is the realistic floor, and stone or lacquer pushes it out. The date is set after the survey and carries the ₹1,000 a day credit.

Questions

Asked and answered.

Not yet, and we would rather say so than put up a BHK dropdown that cannot describe your house. The three calculators on this site cover apartments, kitchens and wardrobes properly. For a villa, this page holds the same model they use, and a site survey gives you an itemised number.

You can, and for a duplex close to apartment specification it will get you within range. It will understate anything with a significant staircase, double-height volume or stone specification, because those are drawn items rather than rate-card items.

In the band above, yes, the ₹900 to ₹3000 range assumes a normal amount of civil, plumbing and electrical work. A villa needing structural change or full re-plumbing is quoted separately for that portion.

There is no formal minimum, though in practice villa enquiries below about ₹18 lakh are usually better served as a room-by-room scope than as a whole-house programme.
