Per square foot is the only unit that lets you compare two quotes honestly. Here are the real rates, what moves them, and what a per-sq-ft number does not include.
Home interiors in Bengaluru cost ₹600 to ₹1100 per square foot of carpet area for apartments, and ₹900 to ₹3000 for villas and bespoke work. The low end is a complete home in laminate finishes with soft-close hardware throughout. The high end is veneer and lacquer, imported hardware, and joinery designed rather than configured. Most 3 BHK projects land between ₹700 and ₹900. Multiply by carpet area, not built-up: quoting against built-up area inflates the total by 20 to 30% for the same work.

These are the same three rates the cost calculator uses and the same ones behind every package price on this site. If a number on one of our pages does not reconcile to this table, that page is wrong and we would like to know.
What moves it
Why two 1,200 sq ft flats quote differently.
01
How much of the area is storage
Cost concentrates in the kitchen, the wardrobes and the utility. A flat with three long wardrobe runs costs more per square foot than one of the same size with two short ones, because the empty floor in the middle costs nothing.
02
How much civil work is hidden in it
Rerouting plumbing, moving a wall, or waterproofing a bathroom that was never done properly can add ₹1 to ₹2 lakh that has nothing to do with finish level. This is the line most per-sq-ft quotes quietly exclude.
03
Floor height and loft
Bengaluru apartments commonly run 9 to 10 feet. Taking wardrobes to the ceiling adds roughly 30% more storage for about 15% more cost, good value, and it changes the per-sq-ft figure without changing the flat.
04
Whether appliances are inside the number
A chimney, hob, oven and dishwasher can be ₹1.5 lakh on their own. Some quotes fold them into the per-sq-ft rate. Ours do not, so the rate compares to other rates rather than to a shopping list.
The trap
What a per-sq-ft number hides.
A per-square-foot rate is a planning tool, not a quote. It tells you which conversation you are in, ₹6 lakh or ₹16 lakh, and it is genuinely useful for that. It cannot tell you what your kitchen costs, because your kitchen is priced by running foot of counter, by the number of tall units, and by what goes inside the drawers.
Ask any firm quoting per square foot which area they used, whether GST is inside or outside the number, and whether civil and electrical are included. Three questions, and most quotes stop being comparable at the first one.
Questions
Asked and answered.
Ours is carpet area, the floor you can actually walk on. Built-up includes wall thickness and a share of common areas, which can be 20 to 30% more, so the same work quoted on built-up looks cheaper per square foot while costing the same.
No. GST at 18% is shown as a separate line on every quote. A rate quoted inclusive of GST looks about 15% higher than the same rate quoted exclusive, which is why comparing two quotes means checking this first.
Because villas vary far more. A duplex with standard finishes can sit close to apartment rates; a bungalow with stone flooring, a home theatre and bespoke joinery can be three times that. The ₹900 to ₹3000 band is honest about that spread rather than pretending to an average.
Yes, by using a local carpenter and site-built furniture. It is a legitimate choice and for some homes the right one. What you give up is the factory tolerance on the joinery, the written warranty and the fixed date.
