The threshold is too low
Balcony floor level should sit at least 25mm below the internal floor, with the membrane turned up into the door frame. Where builders have run the levels flush, driving monsoon rain simply walks into the room.
5–8 daysTypical job
The junction between an open balcony and the room beside it is the most under-detailed metre in most Bengaluru flats.
Balcony waterproofing in Bengaluru costs ₹110 to ₹200 per square foot, including the threshold detail and correcting the fall to the drain. A typical balcony runs ₹12,000–₹30,000. Membranes here must be UV-stable, unlike interior systems.
Three failures, and the first one is almost always the culprit.
Balcony floor level should sit at least 25mm below the internal floor, with the membrane turned up into the door frame. Where builders have run the levels flush, driving monsoon rain simply walks into the room.
Water should reach the drain within seconds. We check with a level and a bucket — a surprising number of balconies have a dead flat area or a fall running back toward the door.
Where the balcony floor meets the parapet wall, the same cove fillet and mesh detail is needed as in a bathroom. It is skipped more often here because nobody thinks of a balcony as a wet area.
An interior acrylic membrane exposed to direct Bengaluru sun degrades within two years. Balconies need a UV-stable system, or full tile cover with no exposed membrane anywhere.
Every failure we get called to fix started with one of these being skipped.
Water gets in at the 90-degree wall-to-floor corner. Rounding it into a fillet before the membrane goes on is the step most often skipped.
Corners, pipe penetrations and drain outlets get fibreglass mesh embedded in the first coat. These are where every failure we are called to fix started.
Second coat at 90 degrees to the first, so a thin patch in one is covered by the other. Single-coat application is not waterproofing.
We flood it and watch it. Testing after the tiles are down means breaking a finished floor to find the leak.
Levels first, membrane second.
Water travels. We trace where it is entering, not just where it is showing, because treating the stain instead of the source is why most waterproofing fails twice.
Remove existing finishes back to the substrate, cut out loose material, and round every wall-to-floor junction into a cove fillet.
Two coats of the specified system, cross-applied, with reinforcing mesh at all junctions, corners and pipe penetrations.
The area is flooded and held for 48 hours before anything is tiled over it. If it does not hold, we redo it — before it is buried under a floor.
Per square foot, including threshold detailing and fall correction.

Quoted with retiling, because the membrane has to go under the finished floor.
Nearly always the threshold. The balcony floor should sit at least 25mm below the internal floor with the membrane turned up into the door frame. Builders often run them nearly flush, and driving monsoon rain walks straight in.
Pour a bucket of water at the far corner. It should reach the drain in a few seconds and leave no puddle. Standing water anywhere after ten minutes means the fall needs correcting, which is a screed job before waterproofing.
Only as a temporary measure. A proper system sits beneath the tile bed. Surface coatings on top of existing tiles wear through at the grout lines within a couple of seasons.
Yes, if any part of it stays exposed. Standard interior acrylic membranes chalk and degrade in direct Bengaluru sun within about two years. Either use a UV-stable system or ensure full tile cover with nothing exposed.
5–8 days including fall correction, curing and testing before tiling. If the threshold needs rebuilding, add two days for the concrete to cure properly.

Send a photo of the skirting on that wall. It usually shows first.
