The slab moves every single day
A Bengaluru terrace can swing 25°C between afternoon and dawn. That expansion and contraction cracks any rigid coating. An elastomeric or PU membrane stretches with it; a cement-based one does not.
7–14 daysTypical job
The largest exposed surface on the building, taking full sun for eight months and full monsoon for three.
Terrace and roof waterproofing in Bengaluru costs ₹75 to ₹160 per square foot depending on the system. A 1,000 sq ft terrace runs ₹75,000–₹1.6 lakh. Elastomeric and PU systems cost more than brickbat coba but bridge the cracks that thermal movement creates.
Movement, ponding and parapets. In that order.

Any water still standing 24 hours after rain will find a way through eventually. We check the falls first and correct them with screed, because no membrane survives permanent immersion.
The floor-to-parapet corner and the rainwater outlet are where terrace leaks start. Both get cove fillets, mesh and a turn-up of at least 300mm on the parapet.
A white or heat-reflective top coat cuts the slab temperature substantially. That reduces thermal movement — the thing causing the cracks — and noticeably cools the floor below.
Every failure we get called to fix started with one of these being skipped.
Water gets in at the 90-degree wall-to-floor corner. Rounding it into a fillet before the membrane goes on is the step most often skipped.
Corners, pipe penetrations and drain outlets get fibreglass mesh embedded in the first coat. These are where every failure we are called to fix started.
Second coat at 90 degrees to the first, so a thin patch in one is covered by the other. Single-coat application is not waterproofing.
We flood it and watch it. Testing after the tiles are down means breaking a finished floor to find the leak.
Falls, then membrane, then testing. Never in another order.
Water travels. We trace where it is entering, not just where it is showing, because treating the stain instead of the source is why most waterproofing fails twice.
Remove existing finishes back to the substrate, cut out loose material, and round every wall-to-floor junction into a cove fillet.
Two coats of the specified system, cross-applied, with reinforcing mesh at all junctions, corners and pipe penetrations.
The area is flooded and held for 48 hours before anything is tiled over it. If it does not hold, we redo it — before it is buried under a floor.
Per square foot, including preparation, falls and testing.

For apartment buildings, terrace work usually needs association approval. We can prepare the scope document for your committee.
₹75–₹160 per square foot depending on system. A 1,000 sq ft terrace runs ₹75,000 to ₹1.6 lakh. Brickbat coba is at the lower end but is rigid; PU and elastomeric systems cost more and bridge cracks.
A quality elastomeric or PU system lasts 8–12 years in Bengaluru. Cheaper acrylic coatings give 3–5. The difference is almost entirely how well the film handles the daily thermal movement of the slab.
Usually one of three things: water ponding because the falls were never corrected, the parapet junction not being turned up high enough, or a rigid coating cracking with thermal movement. All three are preparation failures, not product failures.
Yes, measurably. It lowers the slab surface temperature, which reduces the thermal movement that cracks membranes, and the floor immediately below runs noticeably cooler. It is worth the small extra cost for both reasons.
For a shared terrace in an apartment, almost always yes. We can prepare a scope and specification document for your committee, which usually moves the approval along faster than a verbal request.
We work across Bengaluru, and we quote after seeing the site — not over the phone.
Photos of the stain pattern tell us a lot about where the water is entering.
